Student Analyst, Asset Management (part-time)

The position

Nrep is looking for a part-time Student Analyst for the asset management team focusing on commercial real estate in Finland. You will work closely with experienced asset managers and other skilled professionals (investments, development, finance, etc.). You will work 2-3 days per week on average, with some flexibility, to ensure your studies can progress as planned. We would like you to start as soon as possible, but the start date is not fixed.

Your tasks will be diverse, and you will be supporting the asset management team in managing the current real estate portfolio with a main focus on retail and care assets. Examples of your responsibilities include:

  • Preparing and assisting with lease agreements, offers, and negotiations, and managing lease deposits.
  • Assisting with reporting, budgeting, and follow-up on property performance.
  • Conducting various analyses to e.g. support business plans and development of assets.
  • Administrative tasks such as archiving, updating property data, and providing information about assets and lease agreements to lease administration.
  • Assisting with sustainability improvement, property repair, and tenant improvement projects.
  • Communicating with our internal and external stakeholders, including for example support functions, tenants and service partners.

Qualifications

At Nrep we are looking for motivated colleagues who are both business-minded and diligent. As an ideal candidate, you are in early stages (1st or 2nd year student) of relevant university studies, such as real estate economics or similar. We hope you have a genuine motivation towards the industry and a willingness to learn. We value all previous work experience that shows your willingness to work with various tasks and develop your skills.

To succeed in the role, you should have a positive, proactive attitude and good self-management skills. You are a team player with the motivation to take gradually increasing individual responsibility. Your entrepreneurial and analytical working style and excellent communication skills will help you succeed even when asked to complete tasks outside your comfort zone. Fluent written and spoken Finnish and English and good skills with Excel and PowerPoint are further requirements.

Alma Property Partners is looking for a business-driven Finance Manager to join their Helsinki office and take responsibility for the financial operations in Finland. As part of the team, you’ll get to learn about a niche private equity fund and real estate as an asset class.

As a Finance Manager, you will become a part of a top performing PERE company with a future growth ambition and take on a central role, where you will work closely with the investment professionals at the Helsinki office as well as the Nordic Finance team. You’ll have great development potential and you will be able to influence your tasks and expand your responsibilities depending on your qualifications.

Main tasks and responsibilities:

  • Having the main finance and tax responsibility for the Finnish operations and supporting local transactions

  • Overall responsibility for group (fund) reporting to Sweden of Finnish holdings

  • Coordination of local reporting with outsourced service providers and ensuring high quality reporting, including ESG reporting

  • Assisting in annual audit and ensuring filing of taxes and annual reports

  • Securing streamlined and efficient processes in local portfolios that aligns with the reporting schedule

  • Leading or participating in finance development projects and ensure compliance

  • Supporting the local transaction team including due diligence, structuring, on- and off-boarding of new companies, bank accounts etc.

  • Supporting investor reporting and ad hoc queries

  • Stakeholder management; ensuring close cooperation with our stakeholders

  • Managing JV structures and minority calculations

  • Assisting in local debt financing and covenant reporting

  • Ensuring compliance with applicable laws, regulations and fund agreements

  • Supporting valuation and asset management processes

Personal and professional qualifications:

Your personality is essential – you have a positive and solution-oriented approach to both people and projects along with strong analytical capabilities and an intellectual curiosity. You possess a team player mindset and enjoy a high level of involvement in an entrepreneurial environment with a drive to improve processes. Furthermore, you have a proactive, systematic and structured approach to work assignments.

Expected:

  • A relevant academic degree, such as M.Sc. (Econ.)

  • 5+ years of relevant experience. e.g. from Big 4, Real Estate or Private Equity

  • Experience in real estate financial management

  • Excellent accounting skills coupled with a business-oriented mindset

  • Great Stakeholder Management skills with the ability to lead internal projects and processes as well as external advisors and service providers

  • Strong MS Excel and ability to adapt to new technical systems

  • A full working proficiency in Finnish and English

Considered as an asset:

  • Knowledge of ESG matters

  • Swedish language skills

Practicalities:

This is a full-time and permanent position, and you will be employed directly to Alma Property Partners. The starting time is as soon as possible during Spring 2025. The office is located in central Helsinki where you will mostly work onsite. Some travel is also expected to the Nordic countries but not extensively. Salary in this position is approximately 5500-6500 €/month depending on the level of your experience, and will be negotiated individually.
